Sacrifice Today for a Wealthier Tomorrow

Rethink Homeownership and Invest in Your Future

Now, more than ever, people looking to break into the real estate market need to question whether the traditional starter home is truly in their best interest.

The real estate market in Saint John, NB,  is absolutely wild! It’s not uncommon to hear of buyers placing offers on 20-plus houses, with many spending record amounts to secure homes that often fall short of their expectations.

I know that for many of us, the dream of homeownership is intertwined with feelings of security, peace, and belonging. I, too, felt that pull. We were very fortunate with our first home purchase—a beautiful house we once thought could be our forever home—but later we made the sacrifice to sell it in order to make strategic moves toward our dream home (I’ll explain more about that in a future article). This was one of the toughest decisions of our lives, because we LOVED that home.

While there’s nothing inherently wrong with the conventional path, there’s another, often overlooked avenue that can lead to long-term financial freedom: purchasing a multifamily property first and stepping into the world of being a landlord.

Especially in this challenging environment, making a few strategic sacrifices now can position you to avoid settling for less. Instead, you can invest in income-producing assets that pave the way for financing your forever home in the future.

You CAN create a future where you’re not simply working to pay your mortgage. The choices you make today can lead to a life where you enjoy a better home, face less financial strain, and have more disposable income to pursue the activities that truly bring you joy.

I’ll admit, this approach isn’t for everyone, but I encourage you to read until the end before forming your opinion. You might discover a new perspective—or even think of someone else who could truly benefit from these insights!

If someone had pointed me in this direction when I was younger, I would have been eternally grateful!

Challenging the Landlord Stereotype

First off, let’s address the elephant in the room…

So often, I hear people say, “I could never be a landlord.” This mindset usually stems from horror stories of property management disasters or tenants who become more of a burden than an asset.

While managing rental properties can indeed be challenging, the notion that landlordship is only for the fearless overlooks a critical truth: many have successfully navigated these waters and transformed their properties into engines of wealth.

The negative stories often receive the most attention, but they are not the entire narrative. There is a practical, achievable path to financial freedom here—one that doesn’t depend solely on the traditional starter home.

Moreover, a key part of evaluating any property is ensuring that its income covers essential expenses like management, maintenance, and repairs. In my opinion, overlooking these factors is where many people go wrong, and it’s likely the root of many of the horror stories you’ve heard.

In fact, I highly recommend investing only in properties where the cash flow covers property management costs—because even if you believe you can handle it yourself now, your circumstances and priorities may change over time.

Now that that’s taken care of, let’s get into it!

Your Strategic Stepping Stone to a Forever Home

"House Hacking"

House hacking is a strategic way to build a financial foundation before committing to a single-family home. Instead of diving straight into a traditional home purchase, you begin by buying a multi-family property. You live in one unit while renting out the others, and the rental income helps offset your mortgage and other expenses.

This strategy offers several key benefits:

  • Reduced Living Expenses: With the rental income supplementing your mortgage, your out-of-pocket costs are significantly lowered, if not eliminated, allowing you to build savings more quickly.
  • Equity Building: As the mortgage is paid down and the property’s value increases with time, you build equity that can later be leveraged for a down payment on your forever home or additional properties!
    • Note: You can also accelerate the process of building equity by improving the building!
  • Real Estate Experience: Living in a multi-family property gives you hands-on experience as a landlord, preparing you for the responsibilities of property management and future investments.
  • Improved Financing Profile: Consistent rental income and a solid track record of managing property finances can strengthen your credit and financing situation, making it easier to secure favorable loan terms when you decide to upgrade to your ideal single-family home.
  • Path to Long-Term Wealth: This approach not only provides immediate financial relief but also sets you up for long-term wealth accumulation. Over time, the equity and cash flow generated can fund the purchase of a future forever home—one that you truly love and can afford without being overburdened by high monthly payments.

House hacking is a valuable stepping stone on your journey to a forever home. By investing in a multifamily property and experiencing homeownership firsthand, you not only secure shelter but also build a robust financial foundation through equity and rental income.

By sacrificing a bit of comfort today, you’re paving the way for a financial future that offers both security and freedom. While many spend years searching for a home that truly meets their needs, this strategic interim move positions you to better manage costs and ultimately enjoy greater financial freedom when you transition to your ideal home.

The Insured Mortgage Advantage

A key piece of the puzzle is the often-overlooked option of an “insured mortgage.” This financing tool is a game changer—and it can absolutely be used to acquire a multifamily property. With an insured mortgage, you don’t need a 20% down payment if you truly intend to occupy the property.

Here’s how it can work for you:

  • 2-Unit Properties: With as little as 5% down, you can secure your first multifamily investment.
  • 3-4 Unit Properties: A 10% down payment opens the door to larger properties that can generate even more rental income.

While you could opt to pay 20% down and avoid mortgage insurance if you have the cash, don’t let the cost of that premium stop you from entering the market. Consider that renting for a year might cost you double—or even triple—the amount of that premium. Plus, the insurance cost is built into the mortgage, adding only a small amount to your monthly payment—one that the property’s income will cover anyway.

Using Insured Mortgages More Than Once

One great thing about using an insured mortgage is that it’s not just a one-time tool for your first property purchase. Many people assume that once you use it, you’re locked into that option—but that’s simply not the case. As your circumstances evolve, if you’re still unable to put down 20% for a single-family home, you can use an insured mortgage again.

This means that using this strategy to get into homeownership now doesn’t limit your future opportunities. It’s a flexible option that can help you build equity and eventually upgrade to the home you truly want—all without settling for less.

The Importance of Research and Trusted Advisors

Before diving into any major investment or renovation project, it’s essential to do your own research, lean into the experiences of those who have walked the path before you, and connect with trusted advisors.

When you’re exploring your options, finding a mortgage broker who is not only well-versed in the industry but also takes the time to understand your unique vision can make all the difference. A knowledgeable broker can help tailor solutions to your specific needs and prevent costly missteps.

For instance, I know someone who planned to purchase a property with the intention of renovating, refinancing, and recapturing the equity they built for future investments. Their broker almost guided them into a five-year fixed-rate mortgage—a choice that would have incurred a hefty penalty when it came time to refinance. A truly invested mortgage broker would have recognized that opting for a shorter term or a variable rate mortgage would be a better fit, significantly reducing any potential penalty if the project was completed ahead of schedule. Fortunately, drawing on the confidence and knowledge I gained from my own broker, I was able to step in and save this person from making a costly mistake.

That said, I’d be remiss if I didn’t give a huge shout-out to our mortgage broker, Jeff Cassidy with Port City Mortgages. He has always been invested in our process—taking the time to understand where we were and where we wanted to be, and providing us with mortgage options that helped us get from point A to point B. His guidance opened my eyes to what was possible and made me feel confident making decisions that truly carried a lot of weight. His expertise is simply invaluable, and his dedication has been instrumental in our success.
